The AHK Service Bureau is seeking a Technical Facility Manager for the Housing and Management Department
Who are we?
The real estate portfolio of the Amsterdam University of the Arts (AHK) is unique, and we are proud of it. The AHK owns a variety of educational buildings in the center of Amsterdam, most of which are owned outright. This includes both modern buildings with state-of-the-art classrooms, workshops, studios, and high-quality performance spaces, as well as (national) monuments and a few leased properties. The Housing and Management Department oversees the entire AHK real estate portfolio with a small team and works closely with the academies. The team consists of a Head of Housing, two (senior) Project Managers, a Technical Facility Manager, and a Housing and Management Facility Coordinator. We are currently looking for a Sustainability Coordinator to join the team. As a department, our responsibilities include real estate strategies, project development, new construction, and sustainability, and we oversee technical (facilities) management, maintenance, and contract management. Within the AHK, the support services are housed in the Service Bureau, which consists of the departments of Group Control, Central Administration and Procurement, IT & Automation, Housing and Management, HR, Education & Research, and Communications.
What will you be doing?
As Technical Facility Manager, you are the technical “conscience” of our real estate portfolio.
You will be responsible for the day-to-day management and maintenance of a wide variety of high-quality art education buildings totaling approximately 60,000 square meters. Various contractors have been hired to carry out the operational work. You will oversee these contractors in the areas of planned, preventive, and corrective maintenance and manage contracts and operations at the tactical level. All of this is based on established contract and performance agreements. You will also ensure an optimal relationship with the academies. Together with your colleagues in the Housing and Management department, you deliver added value by acting as an advisor, negotiator, source of information, and strategist. You know exactly when to be flexible and when to stand firm, both with internal and external stakeholders.
You will coordinate and oversee the resolution of malfunctions and complaints, and work with the Facility Coordinator to find appropriate solutions. You will also coordinate maintenance work and AHK-wide activities such as Legionella management, cleaning, waste management, and occupational health and safety matters. You are responsible for keeping the long-term sustainable maintenance plan (DMJOP) and long-term investment plan (MJIP) up to date and will make proposals to the Head of Facilities. Monitoring budgets, processing and coding invoices, and consulting on these matters are also part of your responsibilities. In its sustainability roadmap, the AHK has set the ambitious goal of becoming energy-neutral by 2035. You have an affinity for making real estate and technical installations more sustainable and will collaborate on this with our Sustainability Coordinator and project managers. You will coordinate developments and be able to cover for one another. This creates high-quality service, resulting in optimally performing educational buildings.

What do you bring to the table?
You have completed a technical and/or facility management degree at the higher professional education (HBO) level. You have extensive work experience in the field of real estate management and maintenance, supplemented by a solid understanding of technical electrical and mechanical systems and a thorough knowledge of contract management. You are capable of thinking and acting in an interdisciplinary manner, and you are solution-oriented and practical in carrying out your work. You possess financial and technical knowledge of the maintenance and management of systems, historic buildings, and architectural matters; you have strong organizational skills and a hands-on approach. Naturally, you can work systematically and collaboratively on projects to identify and implement continuous improvements, thereby contributing to the further professionalization of maintenance and technical management.

We are offering a one-year contract with the possibility of permanent employment. The position is classified under scale 11 of the HBO collective bargaining agreement (Advisory Staff Member - C, max. €6,359.47 gross for full-time employment). Salary placement depends in part on education and experience. We offer a competitive benefits package, including an 8.3% year-end bonus and a solid pension plan.
