Do you have experience as a site supervisor, a background in construction, a natural knack for customer service, and a desire to help improve the living conditions of people in Amsterdam and the surrounding area? If so, we’d love to hear from you. We are Eigen Haard, and with 56,000 homes, we are one of the largest housing cooperatives in the Netherlands. We are currently looking for a Quality Manager for Move-in and Maintenance (MO), primarily in the Amsterdam region.
You are responsible for the entire tenant turnover process, including ensuring quality. You ensure that the tenant turnover processes handled by Eigen Haard are properly managed. Your task is to coordinate this process—from the initial report through to handover—as effectively as possible and within budget, while maintaining high customer satisfaction. On a daily basis, you ensure that properties are made ready for rent according to basic quality standards after the tenant terminates the lease. You do this in collaboration with the Co-makers and our in-house maintenance team, working through the plan-do-check-act cycle. Your challenge is to make adjustments to a property as quickly as possible, at the lowest possible cost, and to ensure high tenant satisfaction. You coordinate the tenant turnover processes and know how to maximize their efficiency. You also work closely with the rental agents. You are expected to proactively suggest ideas to improve the team and its operations.
The team consists of eight colleagues and a team coordinator. Together, and in collaboration with our supply chain partner, we are responsible for effectively managing and carrying out maintenance work.
You have the skills, knowledge, and (some) experience to perform the above tasks independently.
This includes knowledge of the quality and costs of building materials, as well as structural and procedural aspects related to carrying out tenant turnover maintenance; up-to-date knowledge of safety laws and regulations (the Working Conditions Act, Health and Safety Policy) and the ability to apply them; and an understanding of the capabilities and responsibilities/authorities of external parties regarding the execution of tenant turnover maintenance. Knowledge of asbestos is also important in this role. Sufficient proficiency in the Dutch language is required to communicate effectively with tenants and colleagues.
