More about this organization
The modern town hall in Altena, with its curved brick facade and greenery in the foreground, under a blue sky.

Stadlander is a housing association with approximately 15,000 homes in West Brabant and Tholen. We are looking for a visionary leader with decisiveness, who is capable of translating today’s and tomorrow’s public housing challenges into a clear strategic direction for Stadlander. You are an inspiring and steadfast executive with experience in a role of ultimate responsibility. You have a keen eye for the interests of our tenants, without needing to come from outside the housing sector. You are not afraid to think outside the box. You are a connector, with a natural talent for building valuable partnerships. Your approach centers on a people-first mindset, transparency, and encouraging initiative, while always keeping an eye on the development of both people and the organization. In short, you are the leader who, with courage and vision, can take Stadlander into a new phase.

Working together to create suitable homes in our neighborhoods

Every day, our approximately 200 employees are dedicated to working together to build suitable homes in our neighborhoods and communities, for today and tomorrow. Together with stakeholders, we are working to create sustainable neighborhoods and communities where people can live comfortably. With affordable housing costs, good neighbors, and plenty of local amenities, such as schools and shops. That is why we are active and engaged in the city and in the villages within our operating area in West Brabant and on the island of Tholen. We operate based on a broad vision of the entire region where we are active, but the challenges in our operating area vary. That is why there are separate area teams for City and Countryside. A permanent team in every neighborhood ensures the development of a strong relationship with residents and familiar faces for accessible, personal contact.

Tenants can turn to us at every stage of life: from young to old, from their first home to clustered housing (with care). This calls for new housing models and appropriate allocation. The latter will be a key priority in housing allocation and housing distribution. We are thinking not only of current residents and those seeking housing, but also of the generations that follow them. We are committed to sustainable choices. Of course, it is important that our organization remains financially sound so that we can continue to fulfill our public housing mission in the future. Our resources are sufficient, but not unlimited. We carefully weigh what constitutes responsible choices.

In everything we do, we are guided and inspired by four core values. Together: we know that we can achieve a great deal when we work together. Close; we want to get closer to our tenants. Accessible; we stay informed about what’s happening and offer tailored solutions whenever possible. Sustainable; we realize that the way we live today is not future-proof. This awareness inspires us to pursue a more sustainable path. Thinking and Doing; our challenges are becoming increasingly complex. They require both expertise and decisiveness.

Our goals

Stadlander is an ambitious housing authority. Looking ahead to the coming years, we see five pressing social challenges where we want to take responsibility:

  • A growing housing shortage.
  • The urgency of the climate crisis.
  • A growing number of people who can't make ends meet.
  • Providing housing for vulnerable groups, both with and without care needs.
  • Growing social discontent in society.

We are ambitious, yet realistic. The new social reality requires Stadlander to adopt a broad approach to its responsibilities, while at the same time necessitating focus, direction, and clarity regarding the boundaries of our role. We achieve this through modern business practices, with clear processes and responsibilities, and by continuing to invest in the development of our employees and in being a good employer. In the coming years, our focus with regard to our external responsibilities will primarily be on:

  1. Improving the quality of life for our tenants in our neighborhoods and communities.
  2. By around 2033, we will have renovated 1,250 existing homes and made an additional 1,250 new homes available. We are investing approximately half a billion euros to achieve this.
  3. We have sustainability in our DNA, which means we invest in making our homes more sustainable and in the energy transition.
  4. We provide a suitable home for people who require care.
  5. Our tenants rate our services highly.

Our ambitions are outlined in our Business Plan 2024–2027.

Our internal strategy focuses primarily on optimizing our customer and operational processes and further professionalizing our staff and our services. Collaboration and integrated management serve as the foundation for this. We are leveraging the potential of digitalization, data-driven approaches, and AI. In doing so, we aim to preserve the positive aspects of our family-like culture while also placing greater emphasis on results-oriented work and accountability.

What does our new director bring to the table?

Vision and decisiveness
We are looking for a decisive, inspiring, and steadfast visionary who is deeply committed to the challenges of public housing. You know how to translate major social and technological developments into Stadlander’s strategic direction and, together with the Executive Board and the Supervisory Board, set strategic priorities and translate them into concrete results. You will always work in the best interests of our tenants (current and future) and within the framework of our new “Business Plan 2024–2027.” You will be able to translate this into a concrete work plan for the entire organization in the coming period and will drive the organization toward implementation and results with decisiveness.

Experience in a position with final responsibility
You have experience in a position of ultimate responsibility and are familiar with the governance roles associated with it. This does not mean, however, that you currently need to be working in our sector, but it does mean that you have a broad understanding of the challenges involved and are deeply committed to the interests of tenants.

Innovative
Major technological and social developments require organizations to be agile and innovative. You have the courage and autonomy to take a critical view of developments in our sector, and you are willing to opt for alternative solutions—guided by the interests of our tenants and with an eye toward the continuity of our organization. You encourage pushing boundaries, organize resistance, and think in terms of opportunities and possibilities.

Unifying figurehead
You know how to represent Stadlander to the outside world. You are a team player and able to establish and maintain valuable partnerships and collaborations. You also have extensive experience with administrative processes. For you, collaboration—both internally and externally—is essential to achieving our goals. You are committed, visible, and approachable.

Empathetic, sustainable leadership
You identify with our core values and know how to embed them within our organization. You have a genuine interest in others, communicate clearly, and are a good listener. You have a natural sensitivity toward vulnerable groups and an affinity for both urban and rural areas, with respect for the diverse cultures in our service area. You are able to effectively put yourself in the shoes of our tenants and your colleagues. You have experience with employee participation and appreciate the importance of their input and of good cooperation, including with our tenant advocacy groups.

Organizational Development
You have proven experience in organizational development. You approach this from the perspective of purpose rather than the system. The rapidly changing environment in which we operate requires you to be willing to let go and to allow room for initiative and for making mistakes (learning organization). You focus on results, but with an eye toward people’s development. You work based on clear and transparent processes and responsibilities.

Our Governance

Stadlander has an executive team consisting of four directors, led by the CEO. In addition, the CEO oversees the controller, the executive secretary, and the communications manager. Within the executive team, we provide comprehensive oversight of our strategy and business operations. Three of the directors, in turn, manage the managers responsible for day-to-day operations and execution. The fourth director (innovation) leads teams of varying composition, depending on topics selected based on current events. The Supervisory Board is tasked with exercising comprehensive oversight of policy and general affairs within Stadlander, serves as a sounding board for the CEO, and fulfills the role of employer toward the CEO.

What do we offer?

Stadlander is an ambitious organization with dedicated and passionate employees. Our field of work is highly diverse. We face an exciting and challenging development task, both externally and internally. You will have ample opportunity to make your mark. The compensation for the director of Stadlander falls within compensation class G. This is in accordance with the Regulation on Compensation Maximums for Senior Executives of Authorized Public Housing Institutions and complies with the rules of the Senior Executives’ Remuneration (Standards) Act (WNT). You will be appointed by and report to the Supervisory Board. The appointment is, in principle, for a period of four years.
